ImprovedTax lot lines on by default. The zoning map now opens with the tax-lot overlay already enabled — zoom in and parcel boundaries are there without flipping the toggle on first. (Still toggleable off in the Parcels panel.)
ImprovedNeutral tax-lot outlines. Parcel boundaries now draw in a neutral gray so they read clearly over any zoning district or overlay color instead of blending into the blue Business districts.
ImprovedTidier PIN button on mobile. On phones the PIN button now shows just "PIN" with the copy icon — tap to copy the full parcel number — instead of wrapping the long PIN onto two lines.
FixedMenu hover in light mode. Menu items now show a clear dark highlight on hover in light mode, matching the contrast you get in dark mode.
ImprovedTidier market chip. The CHI market selector in the search bar drops its dropdown caret and tightens its padding for a cleaner look.
ImprovedConsistent district colors. Zoning districts and overlay districts (TIF, TOD, Opportunity Zone, 606, Pilsen) now use one shared color palette everywhere — the map and the property analyzer match, so a district is the same color wherever you see it.
New"Zoning Map" button on a property. A new button next to Google / Print opens the zoning map zoomed all the way in to that property, with its zone + address popup already open. (The old "Google Maps" button is now just "Google" with a pin.)
NewNeighborhood label on the map. The community area you're viewing now shows in a label at the top of the map. The Prospecting Filters badge no longer names a neighborhood, since those filters work the same everywhere in coverage.
FixedOverlay deep link zoomed too far out. Opening an overlay district (e.g. TOD) from a property with no parcel coordinates framed the entire metro, zooming out past the level where the overlay draws — so the layer you came to see was hidden. It now stays zoomed in enough to show the overlay.
NewJump from a property to its district on the map. The overlay-district chips on a property page (TIF, TOD, Opportunity Zone, 606, Pilsen) are now clickable — they open the zoning map with just that overlay turned on (zoning districts hidden), framed to the whole district. The neighborhood badge links to the map framed to that community area.
FixedPatchy zoning coverage on the map. Dense areas sometimes showed only partial zoning, and zooming in wouldn't fill the gaps — only a full page refresh would. The map now loads districts in a stable order, fetches a larger batch so dense neighborhoods come back complete, and always refreshes coverage when you change zoom.
ImprovedSaved Deals one tap away. The Saved Deals bookmark now lives right on the top bar — one click, no menu — with a "Saved Deals" tooltip. The menu button is now a settings cog and still holds Light Mode, Log Out, Version, and Terms & Legal. The top bar now looks and works the same on every page (analyzer, map, and Saved Deals).
ImprovedCleaner district chips. The overlay-district chips on a property (606, Pilsen, TOD, Opportunity Zone, TIF) drop their trailing arrow for a tidier look — the whole chip is still clickable. On the TIF chip, the divider before the City-details link now runs the full height of the chip and that link's area is fully clickable with the icon centered.
FixedOverlapping diagram labels. On irregular-lot zoning diagrams, the "approximate" warning flag no longer collides with the PNG export button — it now sits to the button's left with breathing room.
v26.06.12June 10, 2026
NewFull filters & overlays on mobile. A new layers button on the map opens a slide-up panel with the complete filter and overlay list — zoning districts, tax lots, and prospecting filters — that was previously desktop-only. Swipe it down or tap the close button to dismiss. Replaces the old bottom district bar so the map gets the full screen.
ImprovedOverlay districts shade the map live. TIF, TOD, Opportunity Zone, and the 606 / Pilsen special districts now have their own Overlay Districts toggles that draw the actual district boundary on the map the moment you flip them on — continuous areas, just like the zoning legend, no "Apply Filters" needed, and available city-wide. Prospecting Filters now focuses on lot size, zoning class, and FAR headroom.
FixedCoverage note reflects the expanding map. The prospecting panel no longer names a single "Logan Square test area" — it points to whatever coverage areas are highlighted, and the badge shows the neighborhood you're in.
FixedFilter by any zoning class. The zoning-class filter now covers every district family — Business, Commercial, Downtown, and Manufacturing alongside the residential classes — with an "All B / All C / …" option to match a whole family at once. (Previously it only listed a handful of residential classes.)
NewOverlay districts in the parcel popup. Click any parcel and the popup now shows which overlay districts it falls within — TIF (with the district name on hover), TOD, Opportunity Zone, 606, or Pilsen — even when those overlay layers aren't switched on.
FixedTax lots now appear when you zoom in. With the tax-lot overlay on, zooming into a coverage area now loads the parcel lines reliably — previously a zoom without panning could leave them blank until you nudged the map.
v26.06.11June 10, 2026
NewTax lot lines on the map. Toggle individual parcel boundaries on or off like a zoning layer — zoom in and every tax lot is outlined and clickable for its PIN and details.
v26.06.10June 10, 2026
NewMore prospecting filters on the map. Filter parcels by TOD area, Opportunity Zone, and the 606 / Pilsen special districts, alongside the existing TIF, lot-size, zoning, and FAR-headroom filters.
ImprovedHonest buildable-area estimates. Parcels with incomplete assessor records now show "assessor data incomplete" instead of a misleading headroom number, and the filter panel notes the "data as of" date so you know how fresh the layer is.
v26.06.9June 9, 2026
ImprovedSlimmer top navbar. The header's vertical padding is tighter, giving the app a more compact top bar and a bit more room for content.
ImprovedConsistent search-bar focus. Focusing the search bar highlights the whole search area out to the edge on every page (analyzer, map, and saved deals), with the search and map buttons flush and the focus fading in and out as one.
FixedPro forma inputs accept 0 and decimals. Hard costs, soft costs, contingency, interest rate, draw factor, loan, and closing costs now honor a 0 value instead of snapping back to their defaults, and the interest rate accepts decimals (e.g. 7.25).
NewBeds & baths in comparable sales. The comps table now shows bedroom and bath counts from assessor records, with half baths as a half (e.g. 3 full + 1 half shows as 3.5).
v26.06.8June 9, 2026
ImprovedThe map remembers your spot too. Analyzing a property from the zoning map and then tapping the map toggle now returns you to the same map view, zoomed to that property with its info open — your place is kept in both directions.
ImprovedClearer "opens off-site" cue. The Google Maps button now uses an external-link icon, making it obvious the link opens in a new tab and takes you off DeelScout.
FixedNo more blank-screen flash. Returning from the zoning map to a property record no longer flashes the empty search screen before the record appears.
FixedClear button on refresh. The search bar's clear "×" now appears whenever the field has a value, including after a page refresh.
ImprovedWider search focus. Focusing the search bar now highlights the full search area out to the edge, and the suggestions dropdown spans the same width.
v26.06.7June 9, 2026
FixedPIN search shows the right address. Searching by tax PIN now pulls the parcel's address straight from the county assessor record instead of guessing from the map location, so it no longer lands on a neighboring house number (e.g. PIN 13-36-230-055 now correctly reads 2117 N Bingham St).
FixedStreet name no longer clipped. The frontage street label beneath the building diagram now stays fully visible on wider screens instead of running off the edge.
FixedCleaner diagram depth. The building mass now correctly hides the part of the rear-setback line that passes behind it, instead of the line drawing over the building.
ImprovedMap round-trip keeps your place. Switching from a property to the zoning map and back returns you to the same property record instead of a blank search.
v26.06.6June 9, 2026
NewSwitch views in one tap. A map/analyzer toggle now sits right of the search button — jump between the address analyzer and the zoning map without digging through the menu.
ImprovedConsistent search everywhere. The Saved Deals search bar now matches the analyzer (address/PIN search + view toggle), and placeholders read clearly across pages.
FixedCleaner blank slate. The analyzer's start screen now fits the window with no stray scrolling, and the mobile view toggle no longer overflows.
v26.06.3June 9, 2026
NewSearch by tax PIN. Look up a property directly by its Cook County PIN (10- or 14-digit, with or without dashes) in addition to a street address — the analyzer resolves the parcel straight from GIS, no geocoding needed.
NewRelease notes & versioning. The app now carries a YY.MM.V version, shown in the menu and linking here so you can track what's changed.
v26.06.1June 8, 2026
NewInitial beta. Chicago zoning analyzer with build-envelope diagrams, setback & FAR calculations, a development pro forma, the prospecting zoning map, and saved deals.
